Hi,

I have recently done a rent to rent on an HMO. To clarify, I am renting an HMO through an owner's agent and am then renting out the rooms individually. The property has 7 bedrooms and is licensed as an HMO. I have no reason to think that any aspect of compliance is not being respected, but I want to make sure.

What should I be asking the owner to prove? That both the lender and the insurance company know that the property is a 7 bed HMO, or do they also have to know that I am the lead/sub tenant? Or is my existence implicit in a BTL agreement? Also, is there an additional third party liability in the R2R agreement?
