Morning, last night I had a very alarming phone call from the local council saying I had been reported because the boiler wasnt working properly and there are draughts coming under doors. The tenants who have been there 18 mth and have 6 mth of their tenancy left had complained. They have 2 pairs of twins all under 3. The house is ex council, a semi without a neighbour since I bought it in 2010. About November last year the tenant was prosecuted for fraud for falsly claiming housing benefit and council tax. They have complained about the boiler not working properly and As well as the annual plumbing check last July, The heating engineer has called on numerous occasions and the boiler is working perfectly well and is big enough for the house. It needed a new sensor last December which he did, he has set the clock for them as they told him they couldnt understand when they turned it off at 7pm when the kids went to bed, they then had to put the gas fire on in the lounge. Early December last year I bought a number of draught excluders, radiator foils for them to see if that helped. It had a complete new roof 25/11/13 and has maximum roof insulation. It has no cavity and the downstairs bathroom and kitchen are only single skin. It has upvc double glazing with blinds on all windows. Last year they wanted me to issue a section 21 letter? to evict them. My personal opinion of this situation is that they are after a council house and are using these issues towards their case. I am waiting to hear if the council are going to send a heating engineer and an assessor for the draughts? I am at the end of my tether with these people, I have gone the extra mile with everything, Renewed the dishwasher, erected a complete boundry fence which had rotted abit (nxt doors Boundry, but as nobody there I paid). On two occasions the rent wasnt paid and I txt her and she came up with some reason saying it was a bank error. Please help. Is there any way I can get them out on the grounds of this fraud issue, or anything else? She had a heat efficiency person out last year who told her there was nothing else that could be done except shut doors, put a jumper on, door curtains. The heating engineer said when he went in on Wednesday he had to take his fleece off it was that hot. I think they are trying to pull a fast one like I said. Is there anything I can do?
