Student No Show In September

We let a 5-bedroom house on a RLA AST joint-tenancy Agreement in February this year. Contract start date 14 July 2012. Term start date 14 September 2012. All tenants paid a summer retainer. We were informed in late August that 2 of the 5 would not be returning to Uni. We have subsequently tried to re-let the two rooms. Room 1 - we found a tenant but she wanted to leave after 24 hours - it took her a week to find alternative accommodation. Our question is - who is now responsible for the terms under the contract - the original tenant who bailed out or the new tenant who didn't stay? Room 2 - has been let for a term with the option of staying for the year? Who will be responsible if they don't stay the year. Can we revert to the original tenant to make up the shortfall if this new tenant does not stay?
