Heating breakdown landlords responsibilities?

The gas boiler in one of our rented flats has a faulty fan and is not working. It is scheduled to be fixed between 8:30 and 12 on monday morning.

There is of course no hot water or heating as the boiler is turned off. The tenant is thankfully away until sunday evening but that would mean a night and morning of no hot water and no heating.

What are our obligations or even just best practice on this - i want to be fair as this is not an ideal situation for anyone particularly as the cold weather is upon us but wanted to know what I should be offering in compensation, physical or monetary.
