End tenancy before contractual date

My tenant moved out today, I only found out by chance. He was in my property for a contractual period of six months, ending July 27th. He had to move out of his home whilst essential insurance claim repairs were made. The insurance company gave me vague notice that the tenant might be leaving early. Thats all. No definite date.
My agent now says if I take the keys back and read the meters this is classed as end of tenancy and no further rent will be due. I was led to believe that the rent is due until I can find another tenant (at least before 27th July) - can someone please advise?
