Our Tenant (young man - 22 year old) moved in on the 19th December 2013. He paid 6 months rent in advance through a letting agent. He was given a six months contract to expire 18 June 2014. During this period, he asked if it is possible to keep the flat after the six months and that he wishes to pay for another 6 months in advance. We agreed but told him we will issue him a new(our RLA) contract. A month to expiry of his 6 months, He changed his mind about paying 6 months in advance and requested if he can pay monthly. We had no moral right to say NO. We agreed as long as we signs our new contract and provide a guarantor. We need a guarantor because we are not happy with the paperwork from the letting agents. Up to this day he has not been able to pay the rent nor provide a guarantor. The letting agent issued him with a section 21 when he moved in, Does that hold any water? There as been stories upon stories - including lying about his mum's death. What should we do? Please help!
