Hi all!

I'd be interested on hearing your experience on the following; I've got a tenant in a 2 bed new build flat, been there 7wks. They want to break contract (relationship breakdown) but they're also complaining of condensation.

It's fair to say the tenant is quite a diva and is causing us a lot of grief! I'm minded to break contract just to get my sanity back and move on.

I'm going to inspect the 'damp' tomorrow. For the record, landlord lived in the flat herself for 4yrs and had no issues and previous tenants have not reported anything, there's also a tumble dryer which is vented outdoors. Tenant saying she should be getting compensation as all her clothes (and those of her unborn babies) are mould damaged.

To press I've been hard line with her (she's a pain in the proverbial) and told her landlord not liable for compo as we've acted within reasonable time period and agreed to provide dehumidifier (we were going to deliver Fri but she's already moved out).

This is the question, I've told her I'm going to inspect the damp to see whether we can re-let in current condition. She's saying there's no visible damp on the walls - all mould growth were on her items. She says she's photoed them and I've asked her to send on but I've not yet received.

Has anyone experienced condensation in a property where there's no signs on the walls/windows etc? And in such a short space of time? In the middle of a heatwave?

I think she's using condensation as a stick to beat the landlord with to try to get a break in contract. As I said I've been hard line to date, but if condensation can form on clothes alone (without a mark on the walls) then I may be more tempted to allow a surrender.
