Sorry fairly inexperinced landlord with what is probably a quite basic query.
Landlord: End of tenancy, much damage to property and lack of end of tenancy cleaning, I intend to retain a large part of deposit (property was newly refurbished when tenant went in 3 years ago)
Discusses situation with tenant
Tenant: considers cleaning of property quite adequate and despite accepting responsibility for damage is still requesting/expecting TOTAL deposit returned
Should I make an offer and then wait either for reply or dispute to be raised before refunding suggested amount, OR should I prepare case, inform tenant what I feel is reasonable under the circumstances, and refund that amount immediately/at the same time?
I realise that we should come to an agreement, but clearly we are making no progress here!
Your thoughts/advice please? Thanks
