We have a tenant who, halfway through the 6 month let, has failed to pay his initial deposit and has fallen behind in his rental - now 4 weeks in arrears. In addition he has become threatening to the extent he has threatened physical violence and we have had to get the police in to investigate this.

However, we just want him to go quietly and gave him a notice to quit with a date for him to move out on 7th December. We have not heard anything from him other than garbled ramblings.

Are we correct to issue the notice to quit giving him 28 days to do so?
