Access during Sale of Tenanted Property

One of our rental properties is being sold. The Tenant has been given notice and the AST states that access should be granted during the notice period. We want to show potential buyers the house but the outgoing tenant is not agreeing to appointments times (work, shopping etc.) We don't want to put ourselves in a position of just giving the required 24 hours notice & going into the house without the tenant being present. Is this too cautious on our part or would it be prudent to simply go ahead with the viewings?
