Faulty boiler

Please could you advise on the following situation;
Tenant has a court order to vacate the property on 18/12/14.
The tenant does not leave so I applied for bailiffs to enforce the possession order which they are doing on 10/2/15.
The combi boiler in the property has just stopped working and is beyond economical repair so requires a new replacement.
The gas safety is now due but the gas engineer cannot issue it as the boiler is not working.
Tenant is threatening to take me to court as she now has no heating/hot water.
I told her to pay for a new one from the money she owes in rent arrears but she refuses.
I dont really want to have a new boiler installed while she is still in the property as a) she is in arrears and b) she would most likely damage the boiler in retaliation of the eviction which I am going ahead with before she leaves.
I would, of course, be having a new boiler installed after she is evicted in order to re let the property.
Any advise would be greatly appreciated.
