Last contact with tenant Friday 05/12/14 when she notified me that she had paid her rent for the month (due 1st but we have an agreement that she pays on the 1st Friday). No rent paid for January & no response to emails or texts. Periodic tenancy rolled on from 6 month shorthold. Duration >2years. No sign of tenant since before Christmas, although another tenant reports that someone she does not recognise has visited the property and possibly stayed overnight. My inclination is to give notice to quit but how do I properly serve this? A recorded letter would almost certainly be returned as not delivered as there is nobody properly resident at the property. A letter sent by standard mail will merely languish in the common entrance lobby.
