My query is regarding the serving of Section 21 on periodic tenancies.

Once the AST has ended and the tenancy transferres to monthly, we currently write to tenants detailing the notice periods required of both parties. We also issue amended Deposit certificate and prescribed information. Once these signed documents are returned to us we then serve the SPT Section 21 asking tenants to sign it as receipted and return it to us.

Is it necessary to serve the Section 21 at this point or are we ok to only serve the Section 21 if possession is required at a later date - as long as tenants have returned the Deposit certificate and prescribed information?
