Hi all,

About 3.5 months ago, we were approached by a lettings and management company. I did my research online and found them to be a rather reputable company so we went with them.

However, since the lease began, we have found the agent to be completely dishonest in almost every respect. We found that no one had moved into the apartment (it was still completely empty nearly 3 months into the lease) and when we requested for the tenant's information, the agent ignored us. Then they had the locks changed so our sales agent could no longer enter the apartment to show prospective buyers. We have asked them to provide us with the new keys for over 2 weeks and have been lied to each time (by saying they would give us the keys and then not do it).

We are contemplating changing agents but the problem is that they have already taken their 2 years worth of management fees upfront. My feeling is that even if we give 2 months notice and change agents, they will refuse our request for refunding the upfront fees which they have already taken. I am not confident that they will refund the fees even with the threat of legal action.

If you have any advise on how we should proceed with this situation we would be very grateful. We are pretty fed up with the agent and are contemplating on changing the locks ourselves to shut them out but we are concerned if there could be legal consequences for doing so.
