So I've decided that I'm a "Live in landlord" - of my three rooms, I'm only renting two out under the Lodgers Agreement.


This is because the problem of a "not paying, not moving" sharer would take approx 4.5 months and 2000 costs (plus loss of rental income) should it happen, whereas if I'm live-in, then it's just a week's notice if they pay weekly, and a month's notice if they pay monthly.


Question: I've noticed that I spend nights at the partner's place which is just 30 mins away.


So I'm wondering, QUESTION: Could I put my room onto spareroom for a mid-week only let and still have the rights of a live-in landlord / the other sharers do not have the protection of an implied AST because I'm a live-in landlord?
