I have 5 students on a joint shorthold tenancy agreement. The agreement ends July 2015. 3 of them are staying on next year and 2 new people will be joining to make up the numbers. I'll be getting the new group to sign a new Tenancy Agreement. For the 3 staying on, will the existing guarantor agreements still be valid? The Clause below exists in the agreement they signed last year:

The Agreement remains in force until:
(a) The Tenant(s) has vacated the property; or
(b) All Contracts relating to the Tenant and the Property have expired whichever is the later date.
