I wish to serve a section 8 on an HMO tenant on the grounds that he made unwanted sexual advances toward a female tenant and regularly stole the food of all tenants from the communal kitchen. There are other examples of obnoxious behaviour. What evidence might I need to support the section 8? A police report number? Written reports from the former tenants?
As I write the tenant is 3 days in arrears with his monthly rent. Can this be added to a section 8 if rent is not forthcoming in two months or do I have to re-issue a section 8, effectively starting from scratch?
I have already issued a section 21 ending the tenancy at the end of the fixed term (September 9) but I wish to cover all my bases.
