We've had the same tenant for 7 years - a few years ago she told me she was training to be a childminder, and once qualified hoped to have a few children in the house as part of her childminding role. However, she has basically turned the house into a nursery! The lounge and dining rooms are now play rooms and one of the 4 bedrooms has 5 cots in it; there's a large sticker with the name of the nursery on the front window and she employs a couple of people part time to help. (She is Ofsted registered and insured; our landlord's buildings insurance also includes public liability.)
This obviously increases the wear and tear on the property, so we are planning to increase the rent to account for this. However, are there any other issues we need to consider?
