Hello all,

Any advice on what to do if

Other residents have complained to me about our tenants baby crying all night and driving them around the twist. Is this something we can tackle head on with the tenant or not? Its a block where everyone is older so they are not used to baby noise and obviously the sound insulation is not up to modern standards . Your comments please

In the same flat the tenant is not notifying us quickly enough when problems arise. Example a water leak from their bathroom has been left to the point where the float downstairs hallway ceiling and wall now need completely redecorating. The tenant downstairs told our tenant some time ago but they did not contact me until yesterday when more major damage has taken place due to time passing whilst the problem continued. The tenant downstairs had even asked out tenant to stop using that bathroom bath / shower until the problem was fixed as they have two bathrooms and they didn't and also did not inform me the landlord, or their employers who are the tenancy agreement signees. Your comments please.

Again the tenant below our flat has said she has seen an awful lot of people coming and going from out flat. The tenants are supposed to be a man and wife and an 18 month old baby. It could just be regular visitors. It is a corporate let with Japanese tenants so they might be socialising with people from work regularly. Again yours comments please.
