A tenant of ours for over 3 years who has not missed a payment seems to have vanished!
We have been trying to contact her in order to get her to sign the renewal of the AST.
We have emailed, called and written to no avail nor do any of the contacts provided respond.
Last week we received a letter from the Council saying that the property will be vacant from 17 November 2014, the letter was dated 5 February 2015 (presumably the date when she informed the Council).
Having enquired with the neighbours, they said that there had been no activity since abount that date.
Strangely, we have been receiving all the rents, the latest received yesterday 1 March 2015!
Where do we stand? do we have a section 21 claim? She has breached at least two terms of the lease (not notifying us and leaving the flat unheated).
Any guidance would be welcome. We also wanted to upgrade the windows and the main door and generally renovate the property. Can we do so in her absence?
Any thoughts would be welcome.
