hi one and all...is it not possible to agree with your new tenant when they sign their a.s,t. that they pay the first months rent and pay the "last months rent " meaning when they give notice to vacate they have already paid the lasts month rent ...this would remove the need to lodge the deposit in a scheme.....the tenant would have money for his next deposit .....plus if they stayed in the property for say 2 years the rent would have increased but they have already paid " in advance " giving them a cost saving...anybody out there got any similar ideas.....that work ......thanks michael @ confra
