AST commenced on 1st October 2011 for a term of 24 months with a brek clause at 12 months after serving notice period of 2 months from either side. Section 21(1)(b) personally served upont tenant on 6th August 2012 seeking possession after 31st October 2012. Tenant has been making excuses since then. Is my section 21 still valid and can I apply to court for accelerated possession. Your assistance will be much appreciated.
