Dear RLA
Tenants have moved out and left one dining chair (of a set of 4) on the balcony long term (think they were going out there to smoke). The chair is now totally ruined and beyond repair. As it is part of a set, it would look odd to replace one only which would not match the others (set no longer available). Can we claim the cost of replacing all four chairs as a set off the deposit? or only for replacing one? (applying the usual formula taking into account age of chair etc).
