I had a look around my buy-to-let property 2 weeks ago and noticed a crack in the window. I asked about this damage to the tenant and she said that her son (who sleeps in the room with the cracked window) gets angry some times. Obviously this implies that he produced the crack. My letting agent went there the other day and did an inspection and she claimed that it was there before she moved in which it wasn't as it was not marked on the itinerary. The window itself is double glazed so it isn't letting cold air in so the tenant sees no urgancy in fixing it. My question is should I confront the tenant now about it, perhaps through my letting agent or wait until she moves out and claim for it as part of her deposit? If so what should I state in the written communication to the tenant?
