Hi,
We have in place an RLA standard Shorthold tenancy agreement, that has continued past the initial 6 months, the tenant has give notice that they will vacate the property. I am now showing potential tenants around. The tenants have informed me they would like to be there when the viewing take place, I have said I will give them notice of the viewings and if they wish to be there, then there is no problem. The main question is if I give notice and they are not there (They do not work normal office hours so will perhaps not arrive home until past 7.30 in the evening which is too late for me to start viewings) do I have rights to enter the property as I have given the correct notice, or do they have a right to refuse and have me show tenants round when it suits them?

Any guidance will be appreciated.
