Bath or shower

hi all,

I would like some advice please. I have recently bought a very nice 3 bed end link. I expect to rent it to a family. The bathroom is perfect apart from the fact that it has a shower (a very nice one) rather than a bath. I have a nice bath in my lock up so could fit it if required. My question is... Do I need to? Would it rent better if it was a bath equipped with a bar shower or does it not make any difference? In your experience, do working families (possibly with kids) prefer the bath/shower set up. It's going to be costly and time consuming to take out a perfectly good shower ie renewing flooring and wall tiles etc but I would rather get it right and not have perspective tenants being put of because there is no bath! Thanks in advance.
