Extension of tenancy?

I have served my present tenant notice for the end of May. She has just contacted me to say that they are interested in buying the property.
My dilemma is that I do not want them to stay on after the end of May without some form of tenancy agreement.
What is better please?
To ask them for say 3 months rental up front - if so, is it OK to continue on a periodic tenancy where we can give each other one month's notice
OR
Start a fresh AST so I can issue a sec 21 at 4 months if needs be?
If they stay on the periodic tenancy could I issues a sec 21 that would remain valid until they leave?
