Hi,
My normal practice is to serve a section 21 notice on day one of the tenancy to expire the day after the 6 month AST ends and so the first day of the periodic tenancy start. It is therefore in place and the tenant has signed receipt of it.
I have just read in the 'Residential Property Investor' your article relating to the serving of section 8 and 21 notices and the Deregulation Act which says I cannot serve a section 21 notice until after 4 months.
Does this mean I can only serve the notice after 4 months or is OK to serve it on day 1 to expire at the end of the 6 month AST thereby effectively giving 2 months notice after 4 months?
