Dilemma

My tenant said they are leaving on the 16.6.15.
Standing order rent is set to be paid on 1.16.15.
I have 1 months rent as a deposit.
The ast contract expires 31.1.16.
They are in breach of there contract.
If I terminate the contract, I believe I could achieve 115-215 more rent per month, thats 800-1500 more in the remaining time of there contract.
I've given the tenant two options:-
1. They pay 400 for reletting costs and pay rent until I find a tenant.
2. Pay 1 months rent extra from the 16.6.16 and I will terminate the contract.
They are declining both.
Feeling very assured I can achieve a higher rent, do you think I should just let them go? Or wait until to see if they pay there standing order rent on the 1st June. keep the total deposit? please help if you can needs some good experienced advice. Thankyou
