Hello,

We are interested in purchasing a residential property and to use it as an HMO.

The property has a loft conversion currently used as a bedroom which makes it a 3 storey house that would require HMO licensing as we are planning to use 2 of the lounges as bedrooms and also the 3 bedrooms so would have 5 bedrooms in total.

In order to avoid the licensing, we are thinking of disabling access to the loft but would like to keep the option open to make the loft usable again in future if necessary.

Does anybody know which would be the best method to go about?

Any help would be much appreciated, especially as we are new to (HMO) letting and also new to RLA.
