Our tenants are two months in arrears. We have discovered that they were evicted from a previous flat for arrears. The Tenancy expires on 18 May 2016 (they had a two year contract), but we received an email from them saying they wished the tenancy to end on 31 May 15 (two days ago), at which time they would pay the arrears and leave. They have packed up the flat and all their belongings, but the main partner is in Amsterdam and says he will come within 72 hours to pack up vacate. We are encouraged by this, but he has used many excuses, and it is always 'I will pay next week.'

Does his 'formal' notice by email, which he has repeated, of ending the tenancy on 31 May 15 stand in law?

In view of that, is there a quick route for eviction? If the notice stands, they are illegal occupants.

We obviously hope that he comes in the next couple of days and leaves.
