Hello. Although I am a landlord myself, I am writing on behalf of a pair of tenants, specifically my son and his girlfriend, who live in a rented apartment in London. The flat is furnished.
Over time, they have had problems in the flat which have taken a very long time and a lot of persistence to get a rectification plan to be produced by the agent. Eventually things get resolved but it is very wearing.
Now they have a loose tap, a broken bed and a badly corroded and potentially dangerous microwave oven. Once again, these issues have been reported but nothing gets resolved.
As a landlord, this situation is alien to me because if a tenant reports a problem to me, I put something in place to resolve it, and if I decide that the issue is not my responsibility, I inform the tenant of this decision.

What can I do to help my son deal with a non-co-operative agent?
