I am in legals to buy a fully tenanted HMO from a landlord. The tenants are on an AST of his choosing with a break clause at six months. The AST mentions a bond of 350 for two of the five tenants but no deposit was taken. Am I right in thinking that this is problematic and I would be liable if I took over the AST's as they stand.
Is there anything I can do to sort this now?
The other three tenants had deposits lodged with the DPS on my insistence which the landlord sorted. The two other tenants have been in the property for over a year and he says that cannot afford to pay for a bond.
