End of first year - possible problem
We have an enquiry from a potential tenant for a house we let and manage ourselves. He is selling a house nearby and wants to rent 'for a year' while he looks for a cheaper house to buy. Says he is willing to pay for a year's rent in advance, then be on a contractual periodic tenancy with a month's notice. We are worried that he will not have sufficient funds to pay rent after the first year. Can we have an agreement that also allows us to terminate the tenancy on a month's notice at the end of the first year, on no fault grounds? Or can we only re-possess on the grounds listed in Clause F of your current AST (May 2019)?
