Hi, I have tenants that have just moved out and left the damages worth more than the deposit.
They have demolished the front garden wall (to park the car) and supposed to fix it before move out. Flags from back garden have been removed so I need to create new path, the whole down stairs needs repainting/redecorating as they've only filled holes in walls, ceiling is yellow (probably from cigarettes - even though they not supposed to smoke inside), window in bedroom is broken ect ...

My question is how can I claim the extra cost from them. The deposit was 450 but the cheapest quote for all repairs is nearly 1000. One of the tenants signed the moving out sheet/inventory form confirming that she knows they are liable to cover the cost of repairs, but what is the procedure now. Can I send them an invoice if they have already moved out?
