I'm disputing the deposit release with my ex-tenant for the damage they made. I have the inventory check in and out with photos done by 3rd party, before they moved in the property was almost everything merely a year old, but after 6years of tenancy they left me with broken basin etc.
According to the AST, cost of repair inc labours are tenants liablility but they insist that was a fair wear and tear. I'm willing to share the cost of basin but who's liable for the labour? I think ,If the basin wasn't broken in a first place, it wouldn't have incurred the cost of labour.
Also some broken items my handy man fixed it rather than calling an texpensive technician , but cost me some materials , should I added to my claim?
