Freehold property with site management lease?

Hello! We are in the process of selling a property in Manchester, it's a Freehold property. We have a management company looking after the car park and some small grass areas on the development. Our sale is taking months to complete (so far 4 months?), no chain on either side? It's due to the management company making ridiculous demands. First, they charged £354.00 to give our conveyancer a copy of the lease, (we'd sent them our original}. They've now charged us £180.00 to give us permission to sell the property and be released from the lease? Also though the fee is £44.00 per annum the buyer's solicitor is asking for a £100.00 retention in case there are any further charges. Apparently management company's can charge what they want. Has anyone else had this problem the MC? To make it worse our conveyancer wants to charge us £100.00 plus VAT per year for holding said £100.00?
