A tenant with whom I have renewed annually several times (after causing more damage by not telling me of maintenance issues) now says they do not want to renew annually at the next anniversary (a few months away) because they will be looking for somewhere elsewhere.

This for me is perfect because I want them to move and have been looking at my options.

But what is the best way to proceed - I don't want to drift into a rollover month by month situation where it drags on and on and they still just don't move.

Is there something I could ask them to sign or write me a letter that says they want to terminate but need a couple of months beyond the end of the contract. Something that if they don't stick to what they say I can use to get them out?
