Hi, I have a 17 year old gentleman who wishes to rent a room in a house of mine that is a HMO. What issues do I need to consider and what should I do to provide protection. I believe that I need to get a guarantor and have heard the words trustee mentioned in this context. Can you please advise and also state what precautions I need to take, and whether renting to a minor is no different (risk wise) to renting to someone who is 18 years or older. Many thanks,
