I have a tenant who is on a 6 month AST terminating on 11th October. She paid 6 months rent in advance and has therefore paid in full to the end of her tenancy. She advised in June that she may want to end her tenancy one month early - 11th September. The agent conveyed to her that I may refund rent if a tenant was found prior to her leave date. In the event, a new tenant has not yet been found.
I have now been informed by the council that the tenant vacated the property on 16th August and they have sent me a bill for the remainder of the year. The agent is currently on holiday with no back up staff to assist.
Am I able to deduct the council tax from the tenant's deposit? Ditto any utility bills if she has taken the same approach with them?
