Hi,

I recently acquired a building with a regulated tenant. I have arranged a gas safety test which failed because of a faulty cooker. The tenant advised that she owns the cooker. The tenant said she will change the cooker, but wouldn't give a timescale. Where do I stand with the law, am I responsible for ensuring the cooker is replaced? What can I do if she now insists on keeping the cooker?
