Dear RLA

I have a tenant who has repeatedly been in arrears and having served Section 8 and 21 together I have eventually resorted to the Section 21 deadline to file for possession. Court papers have been issued and in 3 days the 2 week window for the tenant to respond will close. I have heard today that he has left the property.

I think I know the answer to this question but should I wait for the court to rule (i.e. hopefully award possession) before changing the locks? There is a serious risk of squatting or the tenant acting maliciously towards the property.

Will I need anything more than just the court ruling? i.e. do bailiffs have to be involved etc.
