I served a section 21 notice after the end of the 6 months fixed term so during the periodic tenancy as the tenant was not paying the rent on time and sometimes not at all. This was Dec 14. The tenant assured me that they would pay the arrears and then not miss any future payment, this happened so I allowed them to saty. The tenant has not not paid for the last couple of months. Can I use the Section 21 I submitted in Dec 14 and ask them to leave or do I have to issue a new one? Thanks
