Conflict of interest

We have been using a letting agency over several years. They also have a maintenance arm. We find on returning to the house after having to evict tenants that many of the maintenance jobs for which we paid exorbitantly have been very poorly carried out. Our agents are currently still seeking outstanding rent payments on our behalf. We feel justified in pursuing the maintenance arm over their over-charging for work done. Should we terminate our contract with our agents a.s.a.p. and pursue the two matters (rent arrears and overcharging) or try to resolve the rent arrears, then terminate the contract, then pursue the overcharges? Any advice, please?
