I let my flat to two tenants who have just moved out after 2 years. When they moved in, new carpets had just been laid along with complete decoration. We added an addendum to the RLA contract to prevent smoking in the property. Upon check out there were 4 cigarette burns in the living room carpet and 4 in one of the bedrooms. Where do we stand on charging the tenants for these? Ideally we would like to replace the carpets with new but how much can we charge the tenants under the circumstances?
