We have issued our S21 notice seeking possession of our property after 31st August. The tenants have failed to pay the last month's rent due on 1st August. The deposit held is 1 month's rent. Can we appoint debt collectors now?

There are now 7 people occupying the property and it is possible that they will not vacate on the due date. If so, please advise us as to how to make an application to the courts for possession - which form? which court? when?

We have visited our property today and are sure the tenants have moved out, leaving seven unknown occupiers in the property. When trying to serve the s21 notice we attended the property and met different people on each occasion. each advising us that their landlord is our tenant!! We have no forwarding address for our tenants but believe that their occupation details may be correct.
Where do we stand with regards to these unknown people when the tenancy expires 31st August and they refuse to vacate? Those we met have confirmed that they are aware thery have to vacate and one has asked whether they can stay on and pay rent directly to us!!!

Also - the estate agent failed to carry out checks on our tenant and provided us with forged references. Should we take action against them now, or is it possible to sue them at a later date when we are more certain of our total loss, if any? We have written to the agent telling them that we are aware of what they have done. They have kept their silence!!
