I have an unemployed Turkish lady with two children that wants to rent my two bedroom house.

The letting agent advises me she has been in the country for several years. She is relocating from another city to Manchester, just with her very young children.She does not have a guarantor and reading between the lines needs to move in a hurry.

I am waiting for proof that she is eligible for LHA payments but she is offering to pay for 12 months rent in advance. Will the council pay her rent if she has paid me 12 months in advance? The council will know she has paid in advance as RLA has advised me to note on their ast, that the advance payment is not a deposit.

Any advice on this and anything I should be cautious off
