Planning HMO conversion

Hi,

We are in process of completing the sales on 2 properties to convert into HMOs.
The sales are scheduled to be completed by end of August.

As these are the first 2 properties which we are planning to convert into HMOs, and our first buy-to-lets, we are very inexperienced in how to go about.

We have had cost estimates from a builder but we would not want to give him the whole project of converting both or one of the houses.

What is the best strategy and plan to follow?
Should we source an architect who will take over and provide builders?
Should we source a development agency?

We want to make sure we are doing everything to comply with all existing legal regulations and we want to avoid choosing the wrong people if possible...

Any advice would be much appreciated.
