Tenant moved into property (2 bed flat - sharing with another person, though each has own bathroom) on 26th December 2012 and within six months we were having problems with his inability to clean. Repeat inspections done. Advice given by email to leave extractor fan on, keep bathroom dry etc.

June 2013 - mould in bathroom - grout and silicone gone black. Tenant found to have switched off extractor fan.
September 2014 - bathroom - black mould at top of door, ceiling black.

July 2015 - black mould inside part of door, towel rail rusty and off wall due to weight of wet towels. Ceiling needs repainting and stain blocking. Grout needs cleaning. Estimated cost of door (fire door oak veneer) 200. Total cost may be 450. Deposit 375.

Spoke to tenant and he was prepared to pay 100, but not the 200 cost of door. Any suggestions on recovering our costs?
