Hi, we have joint tenants whose relationship has broken down.
One party is leaving and we are happy for the other party to remain. They had a 12 month tenancy which is now rolling on.
Their deposit was jointly funded and is protected under your TDS.
The remaining party plans to refund the leaving party.

We would prefer not to issue a new tenancy agreement as the remaining party is not sure he will be able to afford to stay.

What action do we need to take
a) regarding the removal of one party from the tenancy agreement
and
b) regarding the deposit.
